Clear billing

Landlords can usually pass the costs of caretaking, building cleaning and garden care on to tenants as service charges (§ 2 Betriebskostenverordnung, the German regulation on service charges). Repairs and management are not included. That is why it pays to list routine care and repairs separately. On request, we show caretaking and cleaning separately on the invoice.

Contact
What does the caretaker service include?

Property checks, checking and repairing building services, outdoor care, and emptying and separating waste. On request we also refill consumables.

How is it different from building cleaning?

Building cleaning keeps surfaces clean. The caretaker looks after the whole building: checks it, fixes small faults, reports bigger ones and keeps the outdoor areas in order. You can get both from us.

How often do you come?

Daily, several times a week or at fixed intervals. We agree this with you, depending on the size and use of the property.

Which repairs do you take on?

We do small repairs straight away, for example to fittings, taps or light bulbs. We record bigger faults and coordinate them with suitable specialist firms.

Can landlords pass the costs on to tenants?

Usually yes. Caretaking, building cleaning and garden care count as service charges under § 2 Betriebskostenverordnung (the German regulation on service charges), if the tenancy agreement provides for it. Repairs and management cannot be passed on.

How do I know what was done?

Every task is recorded. On request you get checklists and a monthly report, as proof for your property management.

Do you clear snow and ice in winter?

No, we don't offer snow and ice clearing.

Can you bill caretaking and cleaning separately?

Yes. On request we show both separately on the invoice. That makes your service charge statement easier.
